People can search a single area, pick several areas at once, or simply describe the property they want in plain language:
"Three-bedroom house in Bryanston under R3.8 million, with a pool."
ImmoAfrica picks out the area, property type, bedrooms, budget and features from that one sentence and goes straight to the matching listings.
Anyone who would rather talk than type can speak their search instead. Voice search understands everyday requests, so people can describe what they want exactly as they would to a friend.
When a search needs more help, people can turn to Ask Immo, either from the main search bar or by opening the assistant directly.
Ask Immo is ImmoAfrica's AI property assistant, built into every page of the portal.
It turns more complicated requests into relevant results. Ask Immo can refine a search, widen the options, or track down a specific property, agent or agency. It works from ImmoAfrica's own listings and market information, answers in plain language, and takes people straight to the right results page, listing, agent profile or agency page.
Voice search and Ask Immo do different jobs. Voice search lets someone speak a search instead of typing it. Ask Immo lets them hold a conversation, asking questions and exploring what is available as they go. For your listings, that is one more direct route to the people looking for them.

German speakers have had their own gateway to South African property through ImmoAfrika.de since 2014. The new portal takes that international reach much further, with a search experience built around each person's language and location.
They type or speak what they want in German, in this case apartments for sale in Sea Point and Camps Bay under €750,000. ImmoAfrica understands the request, recognises both areas and the budget, and returns the matching listings.
Results, filters, property details and even the web addresses appear in German, and with one click the prices switch from rand to euros at current exchange rates. The same experience is available in all eleven of ImmoAfrica's languages.
ImmoAfrica Intelligence puts every search in context. For apartments in Cape Town, it shows the median asking price, the price per square metre, medians by number of bedrooms, and how long listings have typically been on the market, all in German and in euros.
A property in Cape Town is suddenly as easy to find and explore as one down the road from home.
The asking price is only part of the decision. Sale listings now show what else a purchase is likely to cost. That includes transfer duty, bond-registration costs where a bond applies, estimated monthly bond repayments, and other once-off and monthly property costs. The bond calculation can be adjusted to suit each person's circumstances.
For anyone buying from abroad, where the costs of purchasing property in South Africa may be unfamiliar, this turns an uncertain process into clear numbers.

The Meet Your Agent section shows the agent's photograph, agency, contact details and listing statistics, so people know exactly who represents the property before they make contact.
Agents who meet ImmoAfrica's requirements for listing activity and quality can earn Premium Agent status. Their listings then carry a Premium Agent badge and a more detailed agent card, helping active agents with well-presented stock stand out.
