The new ImmoAfrica is live: the intelligent way to find property in Africa
By ImmoAfrica on Sep 22, 2026, 5:40:08 PM

AI has changed the way people look for almost everything, and property is no exception. People now expect to search in their own words, on their phones, and to ask questions as they go. They want to understand far more than the number of bedrooms and the price. They want to compare areas, judge value and work out costs before they make an enquiry.
Over the past few months, we have rebuilt ImmoAfrica around the way people search today.
The new ImmoAfrica.net is an AI-powered property portal for anyone searching for property in South Africa and across Africa. Natural-language search, voice search, our property assistant Ask Immo and market information now work together in a single search experience. Every step has been redeveloped, from the very first search to the shortlist people compare side by side before they enquire.
For agents, the news is just as good. The listings you already supply to ImmoAfrica can now be found and explored in far more ways, and you don't need to recapture or reload a thing.

Three ways to search
Type it
People can search a single area, pick several areas at once, or simply describe the property they want in plain language:
"Three-bedroom house in Bryanston under R3.8 million, with a pool."
ImmoAfrica picks out the area, property type, bedrooms, budget and features from that one sentence and goes straight to the matching listings.
Say it
Anyone who would rather talk than type can speak their search instead. Voice search understands everyday requests, so people can describe what they want exactly as they would to a friend.
Ask it
When a search needs more help, people can turn to Ask Immo, either from the main search bar or by opening the assistant directly.
Meet Ask Immo
Ask Immo is ImmoAfrica's AI property assistant, built into every page of the portal.
It turns more complicated requests into relevant results. Ask Immo can refine a search, widen the options, or track down a specific property, agent or agency. It works from ImmoAfrica's own listings and market information, answers in plain language, and takes people straight to the right results page, listing, agent profile or agency page.
Voice search and Ask Immo do different jobs. Voice search lets someone speak a search instead of typing it. Ask Immo lets them hold a conversation, asking questions and exploring what is available as they go. For your listings, that is one more direct route to the people looking for them.
Through the eyes of someone searching from Munich
Picture someone in Munich looking for an apartment in Sea Point.
German speakers have had their own gateway to South African property through ImmoAfrika.de since 2014. The new portal takes that international reach much further, with a search experience built around each person's language and location.
They search in German
They type or speak what they want in German, in this case apartments for sale in Sea Point and Camps Bay under €750,000. ImmoAfrica understands the request, recognises both areas and the budget, and returns the matching listings.

They browse in German and in euros
Results, filters, property details and even the web addresses appear in German, and with one click the prices switch from rand to euros at current exchange rates. The same experience is available in all eleven of ImmoAfrica's languages.

They see the market at a glance
ImmoAfrica Intelligence puts every search in context. For apartments in Cape Town, it shows the median asking price, the price per square metre, medians by number of bedrooms, and how long listings have typically been on the market, all in German and in euros.

A property in Cape Town is suddenly as easy to find and explore as one down the road from home.
From asking price to cost of ownership
The asking price is only part of the decision. Sale listings now show what else a purchase is likely to cost. That includes transfer duty, bond-registration costs where a bond applies, estimated monthly bond repayments, and other once-off and monthly property costs. The bond calculation can be adjusted to suit each person's circumstances.
For anyone buying from abroad, where the costs of purchasing property in South Africa may be unfamiliar, this turns an uncertain process into clear numbers.
Every listing, fully explained
Open a listing on the new ImmoAfrica and there is far more to see than photographs and a price.
Depending on the property and the market data available, people can:
- compare its asking price and price per square metre with the area median and with similar properties nearby
- read its highlights and features
- explore maps, location details and nearby amenities
- check the typical climate in the area
- save the properties they like and compare them side by side
ImmoAfrica Intelligence adds current asking-price context on qualifying results and listing pages. Where there is enough comparable information, it shows how an asking price compares with similar active listings in the same area. These comparisons are based on advertised stock and are not property valuations.
The result is a better-informed enquiry, from someone who already knows whether a property suits them before they contact you.
Your digital first impression counts
For someone searching from another city or country, a listing may be their very first introduction to you and your agency.
The Meet Your Agent section shows the agent's photograph, agency, contact details and listing statistics, so people know exactly who represents the property before they make contact.
Agents who meet ImmoAfrica's requirements for listing activity and quality can earn Premium Agent status. Their listings then carry a Premium Agent badge and a more detailed agent card, helping active agents with well-presented stock stand out.
The best listings rise to the top
Listing quality matters more than ever on the new ImmoAfrica. Completeness is one of the major factors that decide where a property appears in the default search results. Listings with strong photography and comprehensive, accurate information have a far better chance of being seen.
To help your listings perform at their best:
- Supply a complete, high-quality image gallery, and a property video wherever you have one.
- Include accurate property and erf sizes.
- Write a clear description for someone who may never have visited the area.
- Complete the important details, such as bedrooms, bathrooms, parking, rates and levies.
- Supply the correct address, so the property sits in the right place on the map.
If your properties reach ImmoAfrica through a feed, make these updates in the system that supplies it, and they will carry through to the portal automatically.
Nothing to reload, nothing to re-enter
The portal has changed completely, but your ImmoAfrica setup has not.
- Your existing listings have carried across.
- Your property feeds remain connected.
- Your package remains in place.
- Your agent and agency details are unchanged.
- Your contact information has carried across.
- Enquiries reach you through the same process as before.
- No extra feature tagging is required.
The new search tools, mobile-first design, property intelligence and redesigned listing pages are already working with the information you supply.
See it for yourself
See the new ImmoAfrica the way the people searching for your properties will. Type a description of one of your own listings into the search box, or say it aloud using voice search (e.g. "Two-bedroom apartment for sale in Lonehill under two million rand"). You can also describe the property to Ask Immo and let it find the listing for you. Then open the listing and see how the property, the market information and your agent details come together.
